Step 1: Initial Consultation (Free)
Every project starts with a conversation. We meet with you — at your home, our office, or virtually — to understand your vision, timeline, and budget. This conversation is free and obligation-free. Our goal is to understand your project well enough to tell you honestly whether it's a good fit for our team and your timeline.
If there's a fit, we provide a brief summary of the project scope and a rough cost range before moving forward. We don't believe in getting clients excited before giving them a realistic sense of investment.
Step 2: Detailed Scope and Proposal
Once you decide to move forward with a formal proposal, we prepare a detailed written scope of work that covers every element of the project — materials, finishes, structural components, trade subcontractors, and timeline. This typically takes 1–2 weeks.
Our proposals are detailed enough that you can compare them accurately against other builders. We don't pad contingencies to cover vague scope — we specify exactly what we're building and at what cost.
Step 3: Contract and Scheduling
Our contracts are straightforward. Fixed-price contracts where possible; cost-plus contracts for projects where scope will evolve. Payment milestones tied to project progress, never front-loaded. A detailed project schedule that gives you realistic expectations for each phase.
We use a project management system that gives clients real-time access to schedule, photos, RFIs, and invoices throughout construction.
Step 4: Construction
During construction, your dedicated project manager is your primary point of contact. Weekly site meetings (in person or video call) give you consistent visibility into progress. We welcome client site visits with advance notice — there is never anything we're trying to hide from the people we're building for.
We work with a core group of trusted subcontractors who share our quality standards. We don't use the lowest bidder — we use the trades who do the best work.
Step 5: Final Walkthrough and Handover
As the project nears completion, we conduct a thorough inspection with our site manager before the client walkthrough. We want to catch and address our own punch list before you ever walk through the door.
At the final walkthrough, we walk through every room and system together, documenting anything that needs adjustment. Nothing is considered closed until you're satisfied. After handover, we remain available for any warranty items — in Ontario, new home builds carry Tarion warranty protection.
